Jannali is a suburb of steep, leafy blocks. Houses step down hillsides toward the rail line and the river, which means plenty of homes are single storey at the street and two storeys at the back. That makes roof access the first question on any Jannali job, before anyone talks tiles or colours.
We connect you with roof restoration specialists who are set up for exactly this: harnesses, roof anchors and scaffold where the drop demands it.
What a restoration involves
- Safe access set-up suited to the block, then a full high pressure clean
- Replace cracked and slipped tiles
- Repoint ridges and hips with flexible pointing
- Prime and coat with a two-coat membrane
On guide pricing only, a full restoration on a typical Shire home usually lands in the thousands, with steep access sometimes adding to it. The cost guide explains how.
Trees, shade and the south face
Jannali's tree cover keeps the suburb cool but keeps roofs damp. Southern and shaded faces grow moss and lichen heavily, and leaf litter collects in valleys on the high side of sloping blocks. On top of that, most of the housing stock dates from the 60s to the 80s, so original rigid pointing is commonly cracked through. The combination of damp tiles and open pointing is how water finds its way into Jannali ceilings.
A restoration resets all of it: cleared valleys, clean tiles, fresh flexible pointing and a membrane that sheds water instead of soaking it up.
Frequently asked questions
Does a steep or two-storey Jannali block cost more to restore?
It can. Extra height or a steep drop may need scaffold or edge protection, which adds to the job. Quotes state access costs as their own line.
My roof is only mossy on one side. Why?
Shaded southern faces dry slowly, so moss takes hold there first. The whole roof still gets cleaned and coated so it wears evenly.
Can work be done from ladders alone?
On many single-storey sections yes, but where there is a two-storey drop the roofers we work with use proper edge protection. It is a safety requirement, not an upsell.
