Illawong grew quickly through the 1980s and 90s, brick estates spread between the Georges and Woronora rivers with bushland on three sides. That makes the suburb's roof stock unusually consistent: mostly concrete tiles now 30 to 45 years old, which is exactly the age where the factory surface coating has worn away and the tiles start absorbing water instead of shedding it.
You can see the signs from the street. Faded, chalky tiles, dark streaks of lichen on the shaded side, and ridge capping with hairline cracks in the original mortar. None of it means the roof is finished. Concrete tiles of this era are structurally good for decades more. They just need their protective surface renewed.
That is what restoration does. The roofers we work with in Illawong high pressure clean the whole roof, swap out any cracked tiles, rebed and repoint the ridges with flexible pointing, then seal and spray the roof with a tinted membrane in your choice of colour. Details are covered on our roof painting page. The bush setting means valleys and gutters get a thorough clear as part of the job, which also helps with ember protection in a bushfire prone area.
Pricing depends on roof size, pitch and how much repair work the tiles need. As guide pricing only, most single storey Illawong homes fall in a predictable band, and two storey homes sit higher for access reasons. See the roof restoration cost guide for ranges, or start with roof leak repairs if you have an active drip.
Frequently asked questions
My concrete tiles look faded and chalky. Do they need replacing?
Usually not. Fading means the surface coating has worn, not that the tile has failed. Cleaning, sealing and recoating restores the protection at far less cost than a new roof.
Is Illawong's clay soil a problem for roofs?
Reactive clay moves houses slightly as it wets and dries, and that movement cracks rigid ridge mortar. Flexible repointing compound is designed to cope with it.
How long does a restoration take?
Most Illawong homes take three to five days, weather permitting.
