What roof restoration costs in the Shire
A full restoration (clean, repairs, repointing and a membrane coating) typically lands between $4,500 and $9,500 for an average Shire home, with smaller jobs like repointing alone or a pressure clean costing much less. Every roof is different, so treat those as guide numbers and get a real price on your own roof. The full breakdown, including what moves the price up or down, is in our roof restoration cost guide.
Why Shire roofs age the way they do
The Shire is hard country for a roof. Salt air off the coast erodes tile surfaces and metal finishes years ahead of inland Sydney, and lichen takes hold on the damp southern side of almost every roof. Add the local housing stock, much of it built between the 60s and the 80s and still carrying its original rigid cement ridge mortar, and you get a generation of roofs due for repointing, resealing or both at the same time. Some roofs of that era are asbestos cement rather than tile. Those are referred to licensed asbestos removalists, never pressure cleaned or coated. None of that means replacement. A sound tile roof from that era restores well and comes back for a fraction of a reroof.
