Roof painting in the Sutherland Shire
Updated October 2026

A faded, chalky roof drags the whole house down. Roof painting in the Sutherland Shire is one of the most cost-effective ways to lift a tired home, and on a tile roof the right membrane coating does more than look good. It seals the porous surface, slows moss and lichen regrowth, and buys the roof years before bigger work is needed.
We are a referral service, not a roofing company. Tell us what the roof is doing and we pass the job to one of the experienced, insured local roofers we work with. They quote it free and you decide from there.
What roof painting involves
A proper roof paint job is a system, not a single coat. The roofers we work with typically:
- Pressure clean the roof to strip grime, moss and lichen back to a sound surface
- Replace cracked or broken tiles and repoint any failed ridge mortar first, because paint over broken tiles is wasted money
- Apply a sealer or primer so the membrane bonds to the tile or metal
- Spray two top coats of a flexible acrylic membrane in your chosen colour
On metal roofs the process is similar, with rust treatment and a metal-specific primer before the colour coats go on.
Asbestos cement roofs are excluded: if one is suspected, it is referred to a licensed asbestos removalist, not cleaned or painted.
What roof painting costs in the Shire
Guide pricing only, because every roof is different. Across NSW, roof painting typically runs $25 to $50 per square metre depending on the material and condition, which puts most single-storey Shire homes in the $3,500 to $7,000 range for a full prepare-and-paint job. Steep pitches, two-storey homes and roofs that need a lot of repair first sit higher. See our roof restoration cost guide for a full breakdown, including when a full roof restoration makes more sense than paint alone.
If a quote comes in far below those numbers, ask what is being skipped. Usually it is the cleaning, the repairs or a coat.
Why Shire roofs need painting sooner
Local conditions are hard on roof coatings. Salt air off Bass and Flinders Point and the beaches around Cronulla chews through finishes faster than inland Sydney. Lichen loves the damp southern side of a roof, and much of the Shire's housing stock in suburbs like Sutherland and Gymea dates from the 60s to the 80s, so plenty of concrete tile roofs have never been resealed. Once the original surface erodes, the tiles soak up water, grow moss and fade fast.
Safety and licensing
Roof painting is working at heights, which is why it belongs with professionals who have the harnesses, edge protection and insurance to do it safely. In NSW, any residential building work worth more than $5,000 including GST and materials must be done by a licensed contractor, and a full roof paint job usually crosses that line. The roofers we work with are insured and licensed where the work requires it, and you can check any licence on the NSW Fair Trading register before you accept a quote.
How it works
Fill in the form, tell us roughly what the roof looks like and where you are, and a local roofer who works your suburb calls you back. You get a price before any work starts, free and with no obligation.
Related work often quoted at the same time: roof repointing, roof cleaning and tile roof repairs.
Frequently asked questions
How long does a painted roof last?
A properly prepared and coated tile roof typically holds its colour and seal for 10 to 15 years. Coastal suburbs tend to sit at the shorter end because of salt exposure. Preparation matters more than the paint brand.
Can you paint terracotta tiles?
Glazed terracotta generally should not be painted, because coatings struggle to bond to the glaze. Concrete tiles and most metal roofs take a membrane coating well. A roofer will confirm what your tiles are when they inspect.
Do I need to clean the roof before painting?
Yes, and it is built into any proper quote. Paint applied over lichen, moss or chalky old coating fails early. Pressure cleaning and repairs come first, then sealer, then the colour coats.
Is roof painting worth it, or should I restore the whole roof?
If the tiles and ridge mortar are sound, painting alone can be enough. If tiles are cracked or the pointing is failing, a full restoration costs more but fixes the roof properly. The quote should spell out which one you actually need.
